In Singapore’s highly competitive real estate market, condos are among the most sought-after property types for both homeowners and investors. Identifying the most profitable condos, defined by the highest average capital gain, can provide insights into key factors that contribute to their success.
This analysis aims to uncover common traits among top-performing condos, such as location, amenities, size, tenure, etc., helping investors and real estate professionals better understand what makes these properties particularly valuable.
Definitions/Meaning
Profitable Condos: refer to non-landed private properties (excluding ECs) where more than 90% of the total transactions in the past 10 years are profitable.
Methodology
To identify profitable condominiums in Singapore, we began by extracting a list of condos (excluding ECs) with a high transaction profitability rate, specifically targeting developments where at least 90% of transactions over the past 10 years yielded positive returns.
We then conducted an in-depth analysis of each selected condo, examining factors such as location, proximity to key amenities (e.g., MRT stations, schools, malls), age, tenure type, unit size, etc. By categorising these factors, we were able to identify the common characteristics of the profitable condos in Singapore.

Top 5 most profitable Condos by Average annualised capital gain are: The Eastside in D15, Kilat Centre in D21, Pin Mansions in D19, Haig Ten in D15 and Boonview in D20.
What are the common characteristics of the Profitable Condos in Singapore?
After analysing the list of profitable Condos, we have found that the majority of them: (i) are located in the Rest of Central Region (RCR), (ii) are freehold, (iii) have less than 50 units in total, (iv) are boutique developments (≤50,000 sqft), (v) are low-rise developments (1-10 floors), and (vi) are within 11-30 years old.

The majority of profitable Condo developments are located in RCR and OCR, accounting for 88% of total count. Among the districts, District 15 has the most number of profitable Condos, accounting for 27.2%.
