On July 26, a 4-room HDB flat at 106B Bidadari Park Drive was sold for an impressive $1.08 million. Just last week, on August 12, a 5-room flat in the adjacent Block 106A fetched $1.2 million. These transactions are particularly significant as they mark the first resales in the Bidadari estate following the completion of its Minimum Occupation Period (MOP), and both units have already crossed the million-dollar threshold. 


District 13 and Alkaff Vista HDB  


Bidadari, often referred to as the "future Bishan," has been a focal point of interest since the government unveiled its plans to transform the area into a modern, vibrant housing estate. Located in District 13 (D13) - the central region of Singapore, Bidadari has quickly become one of the most sought-after residential areas, largely due to its strategic location and the government’s emphasis on developing it as a "community in a garden." 


The estate's appeal lies in its blend of natural beauty and modern conveniences. Residents enjoy proximity to the Bidadari Park, a tranquil green space, and excellent connectivity through nearby MRT stations such as Woodleigh and Potong Pasir. The area is also well-served by various amenities, including schools, shopping centers, and healthcare facilities, making it an ideal place for families and professionals alike. 


In the past 3 years, 4-room and 5-room flats at D13 were transacted at an average of $668 and $569 PSF respectively.

Alkaff Vista is an HDB project that was launched in 2010 and completed in 2019. Located on Bidadari Park Drive in District 13 Potong Pasir, it has a total of 6 blocks and 350 units, ranging from 4 to 5 rooms. It is located just within a 7-minute walk away from Potong Pasir and Woodleigh MRT Stations, close proximity to Bidadari Park, The Woodleigh Mall, and other amenities surrounding the project.

The First 2 Sales at Alkaff Vista HDB – Setting Benchmarks  


The sale of the 4-room flat at Block 106B Bidadari Park Drive (Alkaff Vista HDB) has set a new standard for 4-room flats in the estate. The unit, situated on the 11th floor and covering an area of 1,012 sqft, was initially purchased under the Build-To-Order (BTO) scheme, with starting prices for 4-room units from $433,000. The recent transaction, in which the unit was sold for $1.08 million, underscores the strong profitability of HDB flats in Bidadari. 


Similarly, the most recent sale on August 12 involved a 5-room unit at Block 106A, which set a new benchmark for 5-room flats in the estate. The unit, located on the 7th floor and spanning 1,216 sqft, was sold for $1.2 million, or $987 PSF. With the initial BTO price for 5-room flats started from $544,000, this sale highlights the strong appreciation and profitability of HDB flats in Alkaff Vista that homeowners can enjoy.

These sales are noteworthy as they represent the first resale transactions in Alkaff Vista HDB project following its MOP recently. While it is common for BTO flats to appreciate after the MOP, reaching the million-dollar mark so quickly is exceptional. This milestone further solidifies Bidadari’s reputation as a growing residential area and sets a benchmark for future transactions within this development.
