On July 26, 2024, a 4-bedroom unit at City Square Residences in District 8 (Kallang) recorded an impressive gain of $1.93 million, representing a 199% increase after being held for 229 months (approximately 19 years). The 1,496 sqft unit on the 5th floor sold for $2.9 million, equating to $1,938 per square foot (PSF). This transaction marks the highest profit ever recorded at City Square Residences, surpassing a previous record set in January 2024 by a 3-bedroom unit that achieved a $1.89 million gain (282%) after 224 months. 


City Square Residences, a freehold condo completed in 2009, comprises 910 units ranging from studios to 4 bedrooms. Over the past three years, units have transacted at an average of $1,867 to $1,925 PSF. The development is conveniently located within a 10-minute walk from Farrer Park, Jalan Besar, Lavender, and Bendemeer MRT stations, and is surrounded by 12 schools within a 2-km radius, including Stamford Primary School and Farrer Park Primary School.

In contrast, the most unprofitable transaction within the week occurred at Marina Bay Suites in District 1 (Downtown Core). A 4-bedroom unit recorded a loss of $1.78 million after being held for 141 months (approximately 11.75 years), equating to an annual loss of 3%. The 2,067 sqft unit on a middle floor sold for $3.5 million, or $1,694 PSF. This is the second-largest loss recorded in Marina Bay Suites in 2024, following a high-floor unit that incurred a $2.05 million loss in May. 


Marina Bay Suites, a 99-year leasehold condo completed in 2013, comprises 221 units with configurations ranging from 3 to 4 bedrooms. Over the past three years, units have transacted at an average of $1,921 PSF. The condo is located in the Downtown Core and is within a 10-minute walk of 7 MRT stations, including Downtown, Shenton Way, Raffles Place, Telok Ayer, Marina Bay, Bayfront, and Tanjong Pagar. It is conveniently situated just minutes away from the Central Business District (CBD), providing easy access to various amenities and business hubs.
