$1.73 million for a 5-room HDB flat at Block 39A Margaret Drive (Skyoasis @ Dawson)

Based on recent data from RealInsight, a 5-room HDB flat at Block 39A Margaret Drive (Skyoasis @ Dawson) was sold for a record-breaking $1,725,888 in April 2024. The unit, located on the 45th floor and spanning 1,194 sqft, achieved a price of $1,445.4 PSF. It is also the first 5-room unit resold within the project. This transaction has set a new high for HDB sales, surpassing the previous record of $1.588 million, which was held by two 5-room units at Block 96A Henderson Road and Block 9B Boon Tiong Road, respectively earlier this year. 

Skyoasis @ Dawson, a 99-year leasehold HDB development in District 03 (Queenstown), was completed in 2021 and has 96 years remaining on its lease. The project features 11 blocks with a total of 1,192 units, offering a range of 2- to 5-room configurations. Over the past three years, average PSF prices for units at Skyoasis @ Dawson have ranged from $1,025 to $1,287. The development is strategically located within a 10-minute walk of Queenstown MRT station and is surrounded by seven schools within a 2-km radius, including Queenstown Primary & Secondary School, Queensway Secondary School, and New Town Primary School. 

Million-dollar HDB Transactions in 2024  

As of the date of this article, there have been a total of 560 million-dollar HDB transactions. The most expensive sales have occurred mainly in District 03 (Bukit Merah) and District 12 (Toa Payoh). The top five most expensive HDB transactions to date are:

• A unit at Block 39A Skyoasis @ Dawson, sold for $1,725,888
• A unit at Block 96A City Vue @ Henderson, sold for $1,588,000
• A unit at Block 9B Tiong Bahru View, sold for $1,588,000
• A unit at Block 96A City Vue @ Henderson, sold for $1,580,000
• A unit at Block 139A The Peak @ Toa Payoh, sold for $1,568,888
