3-room HDB sold for $1.55 million at 76 Guan Chuan Street

On April 1st, 2024, based on RealInsight’s records, a 3-room unit on the first floor at 76 Guan Chuan Street spanning 1,141 sqft was sold for $1.55M, translating to $1,143 PSF. This transaction became the third most expensive HDB flat transaction of 2024, surpassing an 5-room unit at The Peak @ Toa Payoh, which was sold for $1.54 million on 19 January 2024.  


Additionally, this unit has the second highest transacted price within 76 Guan Chuan Street. The highest transacted price still belongs to another 3-room unit the same floor, which was sold for $1.73 million in June 2015. The total area is 1,335 sqft, which translates to a PSF of $1,296 – the highest PSF ever transacted within this development till date. 


76 Guan Chuan Street is a 99-year lease development at Bukit Merah HDB Estate. Completed in 1967, it has a total of 42 units ranging from 3-4 rooms, transacted at an average of $1,062 PSF in the past 3 years. It is conveniently located just 2-minute walk to the famous Tiong Bahru Market, less than 10-minute walk from 3 MRT stations: Tiong Bahru, Havelock and Outram Park.

5-room HDB sold at $1.59 million at Tiong Bahru View on Boon Tiong Road

In mid-April, also within Bukit Merah Estate, a 5-room unit located on a high floor at 9b Boon Tiong Road (Tiong Bahru View) was sold for an impressive $1.588 million for an area of 1,206 sqft. This equates to $1,317 PSF, making it the highest transacted price for an HDB property in 2024. This sale surpassed the previous record set earlier in the year by a 5-room unit at The Peak @ Toa Payoh, which was sold for $1.57 million. 


Notably, this transaction also marks the highest price ever recorded at Tiong Bahru View project, surpassing the previous record set in March 2024. At that time, a 5-room unit on a middle floor at Block 9a fetched $1.45 million for an area of 1,206 sqft.  


9b Boon Tiong Road is a block within Tiong Bahru View HDB - a 99-year lease property in Bukit Merah HDB Estate. Completed in 2016, this development has a total of 4 blocks (9a, 9b, 10a, 10b) and 700 units, ranging from 2 rooms to 5+ rooms, with average transacted price of $986 PSF. It is conveniently located within just 2-minute walk to Tiong Bahru MRT, 6-minute walk to Havelock MRT, and surrounded by 13 schools within 2-km radius.
