On 15th July 2024, a 4-bedroom unit at Beverly Hill condo in District 10 (Tanglin) recorded an impressive gain of $5.47 million after being held for 335 months (approximately 27.9 years). The 3,778 sqft unit on the 5th floor sold for $9.15 million, equating to $2,442 per square foot (PSF). This sale marks the second highest profit ever recorded at Beverly Hill condo, only surpassed by a unit sold in July 2023, which saw an $7 million gain (64%) after 198 months. 


Beverly Hill, a freehold condo completed in 1983, comprises 88 units of 4 and 5 bedrooms. Over the past three years, these units have transacted at an average of $2,335 and $2,382 PSF respectively. The condo is strategically located within a 5-minute walk from Orchard Boulevard MRT station and a 10-minute walk from Orchard MRT station, surrounded by 15 schools within a 2-km radius, including Alexandra Primary School, Dynamics International School, and Etonhouse International School Orchard.

In another significant transaction, a 4-bedroom unit at The Arcadia condo in District 11 (Bukit Timah) recorded a $2 million gain after being held for just 100 months (8.3 years), translating to an annual gain of 8%. The 3,821 sqft unit on the 2nd floor sold for $5.2 million ($1,361 PSF), setting the new record as the highest PSF ever transacted within the condo. 


The Arcadia, a 99-year leasehold condo completed in 1983 with 41 years left on the lease, consists of 3 blocks with 164 units of 4 bedrooms. Over the past three years, units at The Arcadia have transacted at an average of $1,149 PSF. The condo is located within a 10-minute walk from Tan Kah Kee MRT station and is close to 7 schools within a 2-km radius, including Raffles Girls’ Primary School, National Junior College, and Nanyang Girls’ High School.
