1. Singapore’s private home prices slip 1.1% in Q3; first drop since Q2 2023.
Singapore private home prices experienced their first decline in 5 quarters, dropping 1.1% in Q3. Despite this, market experts predict a rebound in Q4 due to upcoming launches and falling interest rates. Landed property and CCR saw the largest price falls. While transaction volumes decreased, secondary sales remained strong. 2. Media Circle serviced apartment site not awarded as sole bid deemed too low by URA.
The Urban Redevelopment Authority (URA) did not award the tender for a serviced apartment site at Media Circle, as the sole bid of S$461 per square foot was considered too low. The most expensive Condo transaction in September 2024 is a 4-bedroom unit on high floor at Cuscaden Reserve Condo, which was sold at $15 million for a total area of 3,757 sqft ($3,993 PSF). This is also the highest price ever transacted at Cuscaden Reserve Condo since its launch in 2019.
5. Top 5 Transactions by Annualised Capital Gain/Loss in September 2024
The most profitable Condo transaction in September 2024 happened at Northoaks Condo in D25 after being held for 56 months, recording a 16.9% annualised gain.
The highest annual loss percentage of the month was seen in a unit at Marina One Residences Condo, which recorded an annual loss of 4%.
