The HDB resale market continues to heat up, this time with Bishan’s Natura Loft in the spotlight. A 5-room unit there has just changed hands for a record $1.632 million, setting a new benchmark for District 20 and highlighting the growing appetite for prime-location flats despite their steep price tags.

Breaking Records In District 20
The record-setting deal took place in August 2025, where the 5-room unit at Natura Loft, located at the 5th-highest floor was sold for $1,263 psf, translating to a total of $1.632 million. Located in Bishan, the development has long been a hotspot for resale demand, but this latest price is a sharp jump from its previous sale price of $1.05 million—netting the seller an impressive 55.43% gain.

In comparison, the last record sale at Natura Loft went for $1.568 million for the same size. The average transacted price for 5-room units in the last 3 years is at $1,070 psf, making this record transaction $193 psf higher than the average price.

Natura Loft: A Burgeoning Project
Natura Loft is one of Bishan’s most sought-after DBSS projects, completed in 2011 with 482 units across three 40-storey blocks. Made up mainly of 4 and 5-room flats, the project stands out for its spacious layouts and prime location, just minutes from Bishan MRT and within easy reach of top schools like Catholic High. It reached its MOP in 2016.
