On November 5th and 6th, two 4-room HDB flats at 115C Alkaff Crescent (Alkaff Lakeview HDB) saw its first million-dollar transactions following its Minimum Occupation Period (MOP), with resale prices of $1.24 million and $1.06 million, respectively. Located in the much-anticipated Bidadari housing estate, Alkaff Lakeview stands out for its prime location, modern design, and proximity to lush green spaces like Alkaff Lake and Bidadari Park, cementing its status as a sought-after residential development in District 13.

Launched as part of the Build-To-Order (BTO) exercise in 2015 and completed in 2019, Alkaff Lakeview has become one of the standout developments in the Bidadari housing estate. Offering a total of 531 residential units comprising 3-room and 4-room flats, the project was designed to cater to the diverse needs of families looking for a spacious living unit and connectivity to central areas.
At its BTO launch, prices at Alkaff Lakeview started at $154,000 for 2-room Flexi flats, $297,000 for 3-room flats, $433,000 for 4-room flats, and $544,000 for 5-room flats.
Strategically located along Alkaff Crescent in District 13, the project offers unparalleled convenience. It is just a 3-minute walk to Woodleigh MRT station and the newly completed Woodleigh Mall, providing easy access to public transportation and retail amenities. First Two Resale Transactions at Alkaff Lakeview - Reaching Million-dollar Benchmark
The first two 4-room flat resale transactions at Alkaff Lakeview have set a new benchmark for HDB resale prices, not only for the development itself but also for all HDB projects within a 1km radius.
On 5 November 2024 , a 4-room flat spanning 1,044 sqft was sold for $1.24 million, translating to an impressive $1,187 per square foot (PSF). This sale surpassed the previous record of $1,156 PSF for a 4-room flat at Alkaff Vista in September 2024, setting a new high for resale price of 4-room flats in Bidadari estate.
The following day, on 6 November 2024, another 4-room flat of the same size at Alkaff Lakeview transacted at $1.06 million, achieving a PSF of $1,015.
The most recent transaction happened on 20 November for a 3-room unit on low floor, transacting at $750,000 ($968 PSF) for a total of 775 sqft.

Historical HDB Resale Prices in District 13
District 13, home to sought-after areas such as Toa Payoh, Potong Pasir, and the Bidadari estate, has shown steady growth in HDB resale prices over the years, with 3-room and 4-room flats appreciating at an average rate of 12% per year. In 2024 , 3-room flats were transacted at an average of $662 PSF, while 4-room flats achieved an average price of $886 PSF, highlighting the strong demand in this prime district.
