On March 28th, a 4-bedroom unit situated on low floor at Astrid Meadows recorded a whopping gain of $4.95 million after being held for 232 months. The transacted price was $7.05 million for an area of 2,745 sqft, which translates to $2,568.5 PSF. This is the most profitable 4 bedder of all time within this project, and the second most profitable transaction occurred in 2024, up to the date of this article. The most profitable one happened in February at Ardmore Park, which saw a total gain of $7 million for a holding period of 331 months.  


Astrid Meadows is a freehold condo in District 10 Bukit Timah. Completed in 1990, it has a total of 10 blocks and 208 units, ranging from 1-4 bedrooms. Average transacted PSF for the past 3 years ranges from $2,148 - $2,237. Within 2km radius from the condo, there are 6 MRT stations including Holland Village, Buona Vista, etc. And reputable schools such as Hwa Chong Institution, National Junior College, Henry Park Primary School, etc. 



Following is another 3 bedder positioned on low floor at De Royale, which achieved a total gain of $1.6 million over a holding period spanning 240 months. This transaction became the second most profitable transaction ever recorded within the project, ranking below a 4-bedroom on the top floor – which recorded a gain of $1.8 million in May 2013.  


De Royale is a freehold condo in District 12 Novena. Completed in 2006, it houses a total of 204 units ranging from 2-3 bedrooms, and 6 penthouse units. Average transacted PSF for the past 3 years ranges from $1,593 - $1,728. It is located within 10-minute drive to Novena and Toa Payoh MRT Stations and is just 5-minute walk away from Zhongshan Mall and Shaw Plaza.
