Between February 16th and 23rd, a 4-bedroom unit on the 26th floor at Ardmore Park fetched an astounding profit of $7.066M, selling for $12.9M since its last sale in 1996. This transaction set the record for the highest transacted price and PSF for condos in 2024, up to the date of this article.
Ardmore Park, a prestigious freehold condo in District 10, boasts 330 units. Completed in 2001, its units range from 4-bedroom residences spanning 2,885 sqft to expansive 5+ bedroom duplex penthouses reaching 8,740 sqft. On average, 4-bedroom units transact at $2,481 PSF, while 5+ bedroom units average at $2,041 PSF.
In contrast, a 4-bedroom unit at The Fernhill experienced a $547,000 loss from its purchase price of $5.547M in June 2007. This unit, located on the 5th floor and spanning 2,626 sqft, was held for 200 months before being sold on February 16th, 2024. Notably, this marked the first transaction in the project in 6 years since 2018.
The Fernhill, a 15-year-old freehold condo completed in 2009, comprises 25 units in prime District 10. Its units range from 2 to 4 bedrooms, with 4 penthouse units. The average PSF transacted is $1,591.
