Between February 23rd and March 1st, market activities spiked up as Chinese New Year Celebration has ended. In 29th February, a 3 bedder on 8th floor at Edelweiss Park Condominium was sold for $2.14M - recording a total gain of $1.38M or 183% gain over its previous selling price of $755K. This unit was held for 204 months - 17 years before it was sold to the new owner.
This transaction marks the most profitable transaction in the project in terms of total capital gain, surpassing the previous total gain of $1.32M made in March 2014 of a 3 bedder in 7th floor.
Edelweiss Park Condominium is a freehold condo located in Flora Road, D17. Completed in 2006 by Tripartite Developers Pte Ltd, it has a total of 517 units with a mix of 1-4 bedrooms (689 - 2,680 sqft) and 16 penthouse units (2,691 - 3,197 sqft). The average transacted PSF ranges from $671-$736 for 1-4 bedrooms, while for penthouse, it is $508 PSF.
Following closely was also a 3 bedder at Heritage View, which was sold on 25th February for $1.96M. This unit recorded a total gain of $1.33M or 210% gain over a period of 301 months (25 years).
Heritage View is a 99-year condo located in Dover Rise in D05. Completed in 2000 by Dover Rise Ltd, it has a total of 618 units - a mix of 2 to 4 bedrooms (969 - 2,626 sqft), ranging from $853 - $927 PSF on average.
