On April 17th, a 4-bedroom unit situated on low floor at Grange Heights recorded $2.67 million in profit – which is a whopping 273% in total capital gain and 11% in annual capital gain - after being held for 306 months. The transacted price was $3.65 million for an area of 1,905 sqft, which translates to $1,915 PSF. This is the second most profitable transaction of all time within this project in terms of total capital gain, ranking below a transaction in December 2023 of a 4-bedder on middle floor, which saw a gain of $2.99 million, or 314% total capital gain, after being held for 259 months.  


Grange Heights has proven to be a lucrative investment choice, with transactions yielding healthy returns over the past three years. On average, investors have enjoyed gains of $2.38 million, reflecting an impressive total capital gain of 168%.

Grange Heights is a freehold condo in D09 River Valley. Completed in 1975, it has a total of 120 units, all of which are 4-bedroom units, transacted at an average of $1,907 PSF in the past 3 years. The condo is conveniently located approximately 500 metres away from Great World and Somerset MRT station. Within 2-km radius, there are 14 schools including River Valley Primary School, Eton House International School, etc. 



Following is a 3 bedder positioned on high floor at Mandarin Gardens, which achieved a total gain of $1.94 million over a holding period spanning 284 months. This transaction became the second most profitable transaction ever recorded for 3-bedroom units within the project, surpassing a unit on low floor – which recorded a gain of $1.78 million in September 2023. 


Mandarin Gardens is a 99-year condo in D15 Bedok. Completed in 1986, it has a total of 1006 units, ranging from 1-4 bedrooms, transacted at an average of $1,241 PSF in the past 3 years. The condo is conveniently located 10-minute walk from Siglap and Marine Terrace MRT station, and is surrounded by 10 schools within a 2-km radius, including Ngee Ann Primary School and Temasek Junior College.
