A 3-bedroom unit situated on middle floor at Mandarin Gardens recorded a gain of $1.91 million after being held for 214 months – an annualised capital gain of 12%, on 21 May. The unit was sold for $2.82 million for an area of 2,034 sqft, which translates to $1,386 PSF. This became the 3rd most profitable transaction within the project, ranking below a unit on higher floor, which recorded a gain of $1.94 million in April 2024


Mandarin Gardens is a 99-year condo in D15 Bedok. Completed in 1986, it has a total of 1000 units, ranging from 1-4 bedrooms, transacted at an average of $947 - $1.436 PSF in the past 3 years. The condo is conveniently located 10-minute walk from Siglap and Marine Terrace MRT station, and is surrounded by 10 schools within a 2-km radius, including Ngee Ann Primary School and Temasek Junior College. 

 

 

Following is a 4 bedder at Soleil @ Siranan, which recorded a gain of $1.69 million after being held for 200 months. The unit is located on middle floor, changed hands at $3.85 million for an area of 1,722 sqft, or $2,235 PSF on 23 May. This is the most profitable transaction within the project till date, surpassing a unit on higher floor, which saw a gain of $1.18 million after being held for 67 months in 2014. 


Soleil @ Sinaran is a 99-year condo in D11 Novena. Completed in 2011, it has a total of 3 blocks and 417 units, ranging from 1-4 bedrooms and 5-bedroom penthouses, transacted at an average of $1,911 - $2,051 PSF in the past 3 years. The condo is conveniently located within 2-minute walk to Novena MRT station and Velocity @ Novena Square & United Square mall.
